Kits Condos in Tight Supply

I recently took a client to view 2 bedroom, 2 bathroom suites in Kitsilano and found that there are only 7 apartments available in the $300-500,000 range.

This is a very tight supply! The newest of these was built 11 years ago, while the oldest was built 26 years ago, in 1981. We looked at two suites for sale at 3673 W. 11th, listed at $305,000 and $310,000. The other stops we made on our tour were 2545 W. Broadway, and 1922 w. 7th. Then on to 2983 W.4th and over to 2755 Maple. The most expensive suite in this small selection is at 2175 W. 3rd, listed at $469,888. Great Restaurants and Food Shopping in Kits

The Kitsilano neighbourhood has a wonderful variety of restaurants, ranging from all prices and from different cultures.

Some of the inexpensive ones that I enjoy are:
Taco Shack in the 1900 block Cornwall. This block has lots of small health food restaurants which are convenient for eating in when you’re on your way back from the beach on a hot summer’s day.
Chianti’s at 1850 W. 1st. It’s been there for a long time, featuring good food and excellent value.
Greens and Gourmet
at 2582 W. Broadway has a wonderful vegetarian buffet.
Khai Thai To Go
at 2184 Cornwall serves up a super thai curry.
Nats New York Pizzeria
at 2684 W. Broadway has been around for a long time and everything there is good, particularly the thin crust pizza. Super friendly service also.
Don’t forget Moderne Burger in the 2500 block of W. Broadway. You can get any kind of burger here and they’re all good.
Patisserie Lebeau
at 1728 w 2nd has the best Belgian waffles.
Siegels Bagels
on Cornwall has the best bagels, you can have lunch there or buy to go.


Viva Bakery
on Yew is one of the best. There’s a great Italian ice cream parlour right across the street. As is Transylvania Bread in the 3400 block of W. Broadway, run by a Romanian who makes excellent rye bread. Then there’s Nottes Bon Ton Pastry and Confectionary which relocated a few years ago from Granville and Robson. It’s a very old Vancouver business.
The French Community Centre at 1551 w 7th has a very small but excellent restaurant where you can get a 3 course meal for $21. It’s extremely popular. Kits has lots of good sushi places, too. For dinner and entertainment you can’t beat Rossini’s on Yew. Good but inexpensive food and excellent live jazz music or just sit at the bar for a cocktail and make friends from the neighbourhood.
More expensive restaurants would include Feenie’s on Broadway (Vancouver’s best chef), and Quattro on 4th for some great Italian food, and of course Bishop’s on 4th.
Maria’s Taverna on 4th is my favourites for good Greek food. There are many other Greek restaurants on W. Broadway that are also good.

Go Fish in the 1500 block West lst has excellent seafood. Bistro Pastis at 2153 w. 4th has wonderful French brunches, lunches and dinners. Great service too.
Not to forget Epic at the corner of lst and Cypress. Enjoy a coffee or European-style lunch or more expensive dining upstairs. Truly wonderful.
And of course the list wouldn’t be complete without including Capers, which has a wonderful organic salad bar and home made soup. It’s one of my favourite lunch spots. Or drop by for a coffee and muffin. Excellent breads and bakery section or sandwiches or ready-made dinner to go.

Take a walk up 4th Avenue and W. Broadway or Cornwall and enjoy the Kitsilano food experience!

There is a great wine shop next to Capers and lots of inexpensive health food restaurants, such as the Naam which has been there since 1970s.

Fast, simple, tasty and cheap boode boxes. Pick your combo and have it cooked whilst you wait $9.50

Gastropod, 1938 W 4th
Just won Best New Formal Restaurant in Vancouver. Excellent modern French-centric cooking. Excellent food fairly priced

Fuel, 1944 W. 4th
First time restauranteurs Robert Belcham (ex-chef de cuisine at “C” and Tom Doughty (ex-sommelier at “C”) have created a ever-so elusive cool and casual feel so distinct to Kits and combined it with high quality food. Fine dining at its best.

Bistrot Bistro, 1961 W. 4th
A fine wine list, available by the glass and the menu is even better.

Kitsilano Statistics for May 2007

Resale condos in Kitsilano last month had 85 listings.

Of these, 11 were under $300,000, 55 were between $300-$500,000 and 18 were between $500-$1,000,000. One listing was over $1,000,000.

Least expensive was $278,000 for 545 sq. ft. in an older building – $495 per sq. ft.

Looking now at sales, we see there were 47 sales in may’07, with less than 2 months’ inventory on the market. Compare with 53  sales in April’07 and 48 sales last year in May ’06.

We saw 10 sales at under $300,000, and 29 under $500,000 while 8 went for over $500,000. The least expensive sale was $224,000 for 465 sq. ft. ($481 per sq. ft.) The most expensive was $702,000 for 1053 sq. ft. in Arbutus Walk ($666 per sq. ft.)

There were 26 condos sold over list price and 7 sold at list price. Of 47 sales only 14 sold below list. So it looks like it is still a hot market for kits condos.

In townhomes we saw 47 listings from $436,000 for 832 sq. ft. to $1,999,000 for 1800 sq ft which is $1100 per sq. ft.  Of these, 29 are listed under $1,000,000.

There were 21 townhome sales, with 5 under $500,000, 12 between $500- $1,000,000 and 4 over $1,000,000, with 2 months’ inventory on the market. Of those sales, 10 sold over list and 3 at list, leaving only 8 selling under list price. Once again, indicating that it is still a hot market.
Compare: 25 sales last month in April’07 and 28 sales last year in May’06.

Kitsilano Houses

In May we saw 34 listings for Kitsilano houses. Of these, 8 were under $1,000,000, and 3 were over $2,000,000. The most expensive of these, on Point Grey Road,  listed at $5,528,000.

There were 23 house sales this May, with  5 under $1,000,000 and 2 over $2,000,000. The most expensive was $5,750,000. Of these, 8 went at over list, while 3 were at list. With a month and a half worth of inventory on the market, this is still a tight market.

Now compare last year’s 22 sales in May’06, and last month’s 30 sales in April’07.

Kitsilano Statistics for April 2007

The desirable Kitsilano neighbourhood in Vancouver was quite active for April 07, and here’s how the sales break down, from Condos to Townhomes to Houses.

Condo Stats for April

We had 69 Condo listings in April. There were 36 sales ranging from $250,000 for a 590 sq.ft. one bedroom ($430 per sq. ft.) to $760,000 for a 1,360 sq.ft. three bedroom, which, by the way, sold above list with multiple offers!

We saw 3 sales under $300,000, 27 between $300 and $500,000, and 6 over $500,000. Of these, 23 were one bedrooms. The least expensive two bedroom went for $425,000 for 850 sq. ft. in an older bldg ($530 per sq. ft.).

Kits is still a very hot market, with 20 sold over list, and 4 at list. The average days on market were 21.

Just to compare, April 2006 saw 58 sales, and last month’s March 2007 sales clocked in at 54.

Who’s buying? Actually, these were mostly local buyers, some first timers who often get assistance from parents. Also, parents who make an investment for their kids going to UBC or a “trade up buyer” who is already living in the neighbourhood. We also run across a few buyers who used to live in Kits and are working overseas at present, so they buy an investment for when they return to Vancouver.

Kits Townhouses in April

Looking now at the townhouses, we saw 19 listings from $299,000 for a 588 sq. ft. one bedroom to $1,168,000 for a 920 sq. ft. two bedroom ($1269 pr sq ft) with stunning unobstructed water, mountain, and city view! This is a new completely rebuilt (effective age: new) 2-bedroom townhouse in prestige Kitsilano seaside with top quality & workmanship. Take a beautiful stroll along Point Grey foreshores or Kitsilano beach and wake up to the ocean breeze every morning. This townhouse was built by W & A Homes Ltd.

Or purchase an older townhome at 2405 W. 1st with over 1600 sq .ft. This townhome lists at $1,038,000, and has been renovated with a 20×30 sundeck, and it also features water and mountain views.

We saw 14 townhome sales for the month. From $339,000 for 632 sq. ft. one bedroom ($536 per sq. ft.) to $975,000 for 1360 sq. ft. ($715 per sq. ft.). Half of these townhomes sold over list price and one at list price. The two bedroom townhomes range from 870 to 1400 sq ft

Again, to compare, there were 9 townhome sales in April 2006, and 15 sales last month, in March 2007. The average number of days on market was 18.

Kits remains very much a busy and desirable place to live! One point I’d like to emphasize is that as Kits houses become more unaffordable, townhomes become more popular.

Kitsilano Houses – April Stats

We saw 48 active listings for Kits houses in April, ranging in price from $888,000-$5,900,000.

There were 19 sales in April 07. It is interesting to compare with March 2007’s 13 sales. April saw the range of house sales from $805,000 to $7,200,000 on Point Grey Road (with multiple offers and selling above list price.)

Of these sales, 8 sold under $1,000,000, 8 sold from $1,000,000 to 2,000,000 and 3 were over $2,000,000. Of these, 14 sold over list price, with 3 at list price.

Coal Harbour Statistics for April 2007

April 2007 saw 21 sales in the prestigious Coal Harbour area of Vancouver.

Of these, 10 were under $500,000; 5 were between $500,000 and $1,000,000. Of the 5 that sold for over $1,000,000, the most expensive was $2,450,000. This home on the waterfront, with 1743 sq. ft. has 3 bdrooms, and went for $1405 per sq. ft.

There were multiple offers for this luxury suite that was listed at $2,349,000, and which sold after 6 days on market.

Compare this with the least expensive: $306,000 for a 420 sq. ft. studio. In 2 bedroom suites, the least expensive 2 bedroom sold for $593,000 at 1333 W Georgia, at 940 sq. ft. ($630 per sq. ft.) The least expensive 1 bedroom was at 555 Jervis. This suite went at $323,000 for 527 sq. ft. (612 per sq. ft.)

Of all the April 2007, sales, 2 sold at list and 1 at over list. The average days on market was 31.

This past month, there was 1 presale and all others were resales. Comparing with April of 2006, we saw 49 sales, last year, with 16 of those as presales.C

Good News on Mortgages

Good News from Alma

Alma Pasic She also tells me that Canada Mortgage and Housing Corp (CMHC) has now increased the Loan to Value (LTV) from 75% to 80%. This means that if buyers are putting 20% or more down, you pay no insurance premiums.

More good news:

Conventional financing is now 20% down instead of 25%. This is very helpful when using rental income to qualify, and when you have to bridge money in order to make that purchase.

Coal Harbour’s The Melville Opens

Coal Harbour’s newest luxury tower The Melville at 1189 Melville  just opened.

Kitsilano Community Centre

Kitsilano Community Centre (2690 Larch)

Located on the western portion of beautiful Connaught Park (5.99 hectares) at Larch Street and West 12th Avenue, and is open 365 days a year. Popular for its fitness center, sauna, whirlpool, playground, youth lounge, and ice arena, the Kits community centre also offers a variety of classes and activities for the summer months.

Originally founded to create an indoor activity space that would also be a memorial to those who lost their lives in WWII, the centre opened its doors in 1951. Since then it has been a family destination for Kitsilano residents, year round.
