Vancouver Real Estate Analysis for the West End

West End real estate analysis for August saw listings flat and sales down slightly, compared to the previous month.  The days on the market for condos that sold increased from 46 to 55.  The average selling price is $518,242 , leaving March the highest for the year.  The market under $500,000 remains by far the most active. There were only 2 sales over $1M and 48 listings.  The list price to sale price ratio remained flat 97% . August was the second slowest month for the year, after February. Good value in this neighbourhood. Read more

Downtown Vancouver Real Estate Analysis

Vancouver’s Downtown real estate analysis in august saw listings drop  but still considerably higher than  what they were a year ago,  and lower than aug’08.  Condos that didn’t sell and got delisted are the second highest for the year. Sales were flat at 102, one of the slowest months of the year,  lower than Aug’09 but higher than Aug’08.   Average days on the market flat at 49.  Average sale price down to $465,000 and average $psf $601, equal to Feb’08 and Jul’09 . Sale price to list price ratio flat at 96%.  Supply down to 6.6 months, triple what it was a year ago. Under $500,000 selling the best. No market for condos over $2M. Market balancing out slowly. Vancouver Luxury Condo Graph

August saw only 4 sales of luxury Vancouver condos over $2M, down from 11 in June which was the best month for 2010 so far.  The highest sale price being $2.7M.  Price range between $2M and $3M is the most supplied. Average days on market down from 88 to 68. Listings increased to 161 .  List price to sales price ratio down to 92%.   40 months of inventory (up from 25 in March). 2009 looks like the best year so far for Vancouver luxury condo sales.  A strong buyer’s market. Vancouver Real Estate Analysis for False Creek North

False Creek North real estate analysis for august saw listings and sales drop and supply now at 6 1/2 months, down from over 11 months in May.  Listings now equal to Apr’09 and sales equal to Mar’09.  Solds over$1M up from 20% in July to 33%. The listings that didn’t sell and came off the market is the highest for the year at 31, at some point most of these sellers will list again.  Condos over $1.5M not selling at all.  Days on the market down from 62 to 50.  Average $psf 768 and sale price to list price ratio flat at 95%. Market selling best between $700,000 and $1.4M, much more of a high end market this month. Read more

210-1720 W. 12th Avenue, Vancouver, BC was on the market just under 3 months. My client had purchased this condo in 1999 for just under $200,000. When she called me to market the suite for her I had forgotten how spacious the suite was.

BC Home Sales In August Up, Listings Down

The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential sales in the province declined 35 per cent to 5,590 units in August compared to the same month last year. On a seasonally adjusted basis, MLS® residential unit sales in the province increased 7 per cent in August from July 2010. The average MLS® residential price climbed 4 per cent to $487,804 in August compared to the same month last year.

August home sales posted the first month-to-month increase since March of this year,” said Cameron Muir, BCREA Chief Economist. “Lower mortgage interest rates and an improving labour market are inducing additional consumer demand.”

The number of new residential listings in the province has fallen 30 per cent since April,” added Muir. “With fewer new listings, total active listings are now on the decline, signaling that an end to the buyer’s market may be on the horizon.”

Year-to-date, BC residential sales dollar volume increased 8 per cent to $26.9 billion, compared to the same period last year. Residential unit sales rose 2 per cent to 53,717 year-to-date, while the average MLS® residential price climbed 10 per cent to $501,226 over the same period.

The  price graph for Greater Vancouver real estate shows the average price of Greater Vancouver homes, townhomes and condos.  The graph shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.  The Vancouver market peaked in 1981, 1989,1993 and 2008. Vancouver real estate didn’t appreciate much between 1994 and 2002 but it did between 2002 and 2008, then it dropped about 20-25% and then surpassed the highs of 2008 in late 2009/early 2010. The median price of houses, townhomes and condos were higher in August than in July. Read more

Vancouver Real Estate Analysis for Coal Harbour

Coal Harbour real estate analysis for August saw listings same as last month , since peaking in April . Number of listings over $1M has been on the climb since the beginning of the year.   Sales dropped by half from  July  and was the lowest for year.   33% of sales were under $1M, vs 55% in Jun, vs 66% in May , 70% in April, 60% in Mar & 80% in January.   66 condos listed between $1 M and $2M and only 3 sales. 75 condos listed over $2M and only one sale.   Days on market increased to 72.  Sale price to list price ratio down to 95%.  Currently 32 listings at  Fairmont Estates and 6 sales this year, with  prices from $769,000 for 730sf to $5.9M for a sub-penthouse.  Buyers still in the driving seat!

Listings -247  – 44% listed under $1M, 26 % listed between $1 and $2M and 30% listed over $2M. Read more
