What’s Your Favourite Vancouver Kitsilano Neighbourhood Activity?

kitsilano's waterfrontI’ve loved living in Vancouver’s Kitsilano for a long time, it has so much to offer as a neighbourhood. On the waterfront and enjoying a walk on the seawall which connects you to all the other Vancouver waterfront neighbourhoods is probably top of my list. And easy access to Downtown by public transportation.

Playing tennis at Kits Beach or swimming in the pool is a wonderful summertime activity. Not to mention the wide variety of restaurants, good schools, community centre, fifth avenue cinemas, supermarkets and shopping. It is one of Vancouver’s oldest neighbourhoods and is steeped in interesting history. Read more

How Can I Make My Vancouver Condo Sell Faster?

Vancouver home sellers often ask me “how can I make my Vancouver condo sell faster?”  Let’s assume its been decluttered, staged and is in top condition. All that’s left is selecting the right price. Never price your property above market value!  I disagree with Realtor’s recommendation to list 3-5% above what you expect. That is a recipe for getting a much lower price than you would if you price it right on the money, or preferably less, which will attract multiple offers.

What You Should Know About Your Service Debt Ratio

Calculating your service debt ratio will take into consideration how much of the Vancouver rental income the lender recognizes. In many cases they’ll only permit 50% of the rental income you receive. Find a competent and experienced mortgage broker who knows the right lenders with borrower-friendly methods. Some lenders will go as high as 42% total debt ratio, but most permit 40%. Read more

Which Vancouver Waterfront Condo Neighbourhood Is the Best Value?

Vancouver has many wonderful waterfront neighbourhoods. The older ones being the West End, Kitsilano and False Creek and the newer ones being Yaletown and Coal Harbour. Which Vancouver waterfront condo neighbourhood is the best value based on the median sale price compared to a year ago? Why Have East Vancouver Real Estate House Prices Not Dropped?

Why have East Vancouver real estate house prices not dropped compared to a year ago? Average sale price for homes sits at $1,219,000, 0.2% lower than a year ago. Townhomes sit at $548,289 down 1.1% from a year ago and East Vancouver condos  at $425,608,  down 7% from a year ago. Sales to active ratio increased to 13%, moving out of buyers market territory. Due to offshore homebuyers of Vancouver West homes, locals have moved into the East Vancouver market, thereby creating stronger demand. Buyers see an opportunity with flat prices and record low mortgage rates. Read more

Why The Future for Luxury Vancouver Real Estate Looks Bright

Non Canadian real estate buyers have been fuelling the demand for luxury Vancouver real estate for sometime now.  It all began with Hong Kong and Taiwan wealthy immigration after Expo’86. Then a large number of Coal Harbour pre-sales in the 1990s and early millenium were bought by Americans who took advantage of a 60 cent dollar (remember those days?). The city also experienced wealthy Korean immigration around the same time and wealthy immigration from Iran (due to International sanctions Canadian banks no longer accept funds from Iran) and lastly Mainland China, whose wave is hitting the beach for the time being. Which Vancouver Properties Are the Best Sellers in 2013?

Vancouver house prices saw a rise in February (three sales over $11M), townhomes softened a bit and condos were flat. Two bedroom townhomes and one bedroom condos rose the most over the last year. Which Vancouver properties are the best sellers in 2013? $300,000-$400,000 in condos. $700,000-$900,000 had the most townhome sales and homes had the most sales over $3M.

Have Greater Vancouver’s Real Estate Prices Levelled?

Greater Vancouver real estate sales dropped in February but the average sale price rose. Property sales were 29.4% below a year ago and 30.9% below the 10 year average, clocking in as the second lowest February for sales since 2001.  Total listings in Greater Vancouver rose 11.6% from January and were 5.2% higher than a year ago. Have Greater Vancouver’s real estate prices levelled?

Greater Vancouver average sale price rose from $747,960 to $759,966,  a 5.5% decrease from a year ago but 8% lower than the peak  in May ’11 at $833,205. Still a good buyers market in Vancouver! Read more
