Price Reduced Again at 102-2228 Wesbrook Mall, UBC

V982619_101_14Vancouver real estate currently favours buyers who have a good selection of properties,  but not all properties listed for sale are priced right, many are priced above the current value. So they do not sell, because the competition outsells. But I’m a 3 bedroom condo at Keats Hall  (102-2280 Wesbrook Mall) and I’m priced to sell! Price reduced from $828,000 to $808,000.

When Will East Vancouver Real Estate Outsell the West Side?

East Vancouver has been the recipient of many Vancouver west side real estate buyers, due to East Vancouver’s  affordability factor. In January 2006 the average sale price for west side was $579,000 vs $387,000 on the east side. Today Vancouver’s west side average sale price is $1,191,000 vs $649,000 in East Vancouver. When will East Vancouver real estate outsell the west side? Perhaps in the next five years as the Millennials begin buying Vancouver properties. Or will it always lag behind? What do you think? What’s Selling Best in Vancouver’s Real Estate Market?

March saw Vancouver real estate sales rise again, for the second consecutive month since the downturn started last May but remained 13% lower than a year ago.So what’s selling best in Vancouver’s real estate market? Condos between $300,000 and $500,000, townhomes between $700,000-$1M and houses between $1.5M and $1.6M. The sales to active ratio averaged 19% for Vancouver west property sales, up from 9% in September and down from the peak of 48% in March 2006. Read more

Why Are Vancouver Coal Harbour Condo Sellers Getting Ahead of the Train?

Just how good a buyers market is it for Vancouver real estate? Currently there’s seven and a half months of Vancouver west side condo inventory, 234 condo sales in March and 1800 listings, with an average selling time of 51 days and sellers moving 4% off list price. Vancouver Property Sales in February and March increased but prices in some neighbourhoods have crashed in the last couple of months. Greater Vancouver Real Estate Sales Double from December’s Low

It’s interesting to view the graph that shows Greater Vancouver real estate average sale price levelling in March but in an uptrend from December to January. Usually its the other way around, especially given the great current weather! In fact house prices dipped, townhomes were flat and condos ticked up slightly. Greater Vancouver Home listings in all categories also ticked up in January, levelled in March and are equal to Feb’12, for a total of 15,094 properties for sale in Greater Vancouver. Read more

Greater Vancouver Real Estate Sales Rise for the Fourth Consecutive Month

stock-photo-19150373-thumbs-upApril saw sales in Greater Vancouver real estate rise for the fourth consecutive month and were 11.9% higher than March but still 20.9% below the 10 year average. New listings dropped 3% from the previous month and 0.4% above the 10 year average for April but up 8.2% from March. Sales to active ratio edged up to 15.7%, the second consecutive month it’s been above 15%.

How’s the Average Sales Price for Greater Vancouver Properties?

The average sales price for Greater Vancouver dipped a bit in April and is now equal to January 2011. Prices topped in May’11 at $822,205 and is now $740,954.  Average days on the market is 56 and  levelling. Sellers moved an average of 4% from List Price. Read more

Who Is the Next Wave of Buyers for Vancouver’s Luxury Condos?

According to REBGV,  YTD there has only been 15 Vancouver condo sales over $2M  vs 26 for the same period last year. The Vancouver luxury condo market has been hit hard by the greatly diminished number of Mainland Chinese and Iranian buyers. The Korean immigration slowed considerably some years ago and the American luxury  investors are long gone. So who is the next wave of buyers for Vancouver’s luxury condos?
