Why is Vancouver’s West End Condo Average Sale Price Still Dropping?

Because the condos that are currently selling the best are those at the bottom of the market, so that reduces the average sale price. In July there were only 2 of the 21 sales that sold over $500,000. Average sale price clocked in at $486,777 compared to $ 584,373 a year ago. Current price was first reached in Feb’07 and has been roller-coastering since then.  Fantastic opportunity for buyers!

Sales to active ratio sits at 20, up from 17 a year ago. Days on the market are 52, up from 31 a year ago. Read more

What’s Up with Vancouver’s Coal Harbour Condo Prices?

classicoJune saw Vancouver’s luxury waterfront neighbourhood of Coal Harbour with an average sale price of $1,161.000 whilst property sales levelled at 25, up 30% from a year ago and listings dipped to 180, down 22% from a year ago. The sales to active ratio sits at 14% and days on market was 97 which was 26% longer than a year ago. So what’s up with Coal Harbour condo prices?

Which Price Range Had the Largest Drop?

$860,000 to $1.5M dropped 13.5% from a year ago and condos under $400,000 dropped 18% from a year ago.

Coal Harbour is a great buyers market with only 14% of listings selling,  prices of luxury condos have fallen back to 2006 levels and there’s an excellent selection of properties for sale.

Sales to active ratio sits at 31. With prices starting in the mid $300,000 for a small one bedroom and nearly half of the June condo sales were under $500,000, the buyers are seeing value in this highly desirable Vancouver waterfront neighbourhood which runs along the False Creek waterfront. Are Vancouver’s Kitsilano Real Estate Prices Levelling?

may'12 019 (Copy)June saw a dip in house prices in Kits whilst townhomes ticked up a bit and condos were flat. Are Vancouver’s Kitsilano real estate prices levelling? Houses have dropped the most – down $1.2M in the average sale price, from a peak of $2.8M in January 2012. Townhomes sit at the same level they were at in Dec’09. Kitsilano Condos average sale price is equal to Dec’09.

Are Kitsilano Property Sales Still Climbing?

Yes! They’ve been on a steady climb since January when they hit a low of 32 and were at 83 in June. Sales to active ratio sits at 28%. Average days on market was 36. Total inventory hit a high of 363 a year ago and is now down to 299.

Which Price Range is Selling the Best?

Condos under $425,000 had the largest increase – up 200% from a year ago. Second best selling price range was $600,000 to $1.099.000. Read more

How Low Will Vancouver West Side Real Estate Prices Go?

may'12 041 (Copy)June’s average sale price for Vancouver (west side) reverts to Dec’10 levels, now at $,1,148,000 and has been roller coastering since then.  How low will Vancouver west side real estate prices go? Or is this the usual seasonality? There are certainly more buyers are certainly returning to the market and taking their time to make the right decision.

How are Vancouver Property Sales?

Greater Vancouver Condos Sale Price Outperform Houses & Townhomes in June

Vancouver waterfront condosGreater Vancouver sales were 8.3% less than May but 11.9% higher than a year ago, with Greater Vancouver condos average sale price outperforming houses and townhomes.

Are New Listings Up?

The number of new listings in Greater Vancouver neighbourhoods for the month of June were 13.2% lower than a year ago and a 13.8% decline from May.

Total properties listed were 6% less than a year ago and 0.4% higher than May.

The sales to listings ratio edged down to 15% from 17%, but is the fourth consecutive month it has been above 15%. Read more

How Are Luxury Vancouver Condo Sales in 2013?

Like the rest of the Vancouver real estate market, luxury condo sales have declined this year, down to 16 with 4 sales over $5M,   including the penthouse and sub-penthouse at Fairmont Pacific Rim Estates, compared to 22 for the first half of 2012 which had 2 sales over $5M.

  • 2013 average sale price (excluding the two sales at Fairmont) is $4.1M or $1453psf

East Vancouver’s Real Estate Price Dips Slightly in June

imagesCABLVQXNEast Vancouver’s average sale price has been holding fast in the real estate downturn over the last year but it softened again in June,  from a peak of $702,000 in April to $674,000, equal to april 2011.

Is East Vancouver’s real estate price dip in June a sign of a downward trend or just a reflection of typical summer softening? I believe the latter. In fact townhomes are bucking the trend, being the only real estate  category with a tick up in prices.

How Are East Vancouver Property Sales?

East Vancouver sales softened also in June, clocking in at 281 but down from a peak of 540 in May 2007 and a bottom of 75 in Jan’09,  overall a healthy market. Sales to active ratio is 20% and days on market 44.  Sellers moved an average of only 3% off list price. Read more
