Which Are Vancouver’s Downtown Condo Neighbourhoods?

What are Vancouver Home Buyers Concerns?

Prices! When I ask clients this question they answer that they’re unsure if real estate prices have bottomed or if waiting will result in them securing a lower price. The tighter mortgage rules that were implemented a year ago have definitely impacted the buyer’s affordability, causing them to holdback in order to get more for their money. Unfortunately none of us know when the market has bottomed, except in hindsight. Sales this year have increased and the economists are predicting Vancouver home sales and prices to increase in 2014. What’s Ahead for British Columbia Real Estate in 2014?

The tightening of mortgage rules made it much more difficult for everyone to qualify and this caused a drop in prices, so the buyers were sitting and watching. The current Fall market is experiencing a return of buyers, some are buying and some are snooping for the deal!

BCREA’s Prediction for BC Real Estate in 2014 is Positive

Cameron Muir, BCREA’s Chief Economist, is predicting a rise in sales in 2014 which will bring us back to the long term average. Muir is also predicting a rise in prices and has revised his outlook for a price increase from 3.3% to 4.3% next year. He predicts sales this year will be up 6% from last year and next year will be up another 6%. Read more

Which Vancouver Neighbourhood Has The Best Value for Condos?

imagesCA7WEXTII’m often asked by Vancouver  buyers which neighbourhood has the best value for condos and how have the neighbourhoods performed over the last few years.  So let’s view the median price graph for condos in Vancouver’s neighbourhoods compared to 2 years ago and 7 years ago, as per REBGV stats for Sept 30/13.

Best value over the last two years?  Coal Harbour, False Creek, Quilchena and UBC have experienced the largest drop in prices. Coal Harbour, despite its big price correction, remains Vancouver’s most expensive condo neighbourhood. Read more

East Vancouver Real Estate Prices Hit an All Time High

mortgage rate forecastsEast Vancouver real estate prices hit an all time high! The average sale price is now 5% higher than a year ago and sits at $952,000. Townhomes are 8% higher than a year ago at $859,000 and condos are also up…4% higher than a year ago, now at $376,000.

Average sale price for East Vancouver real estate is $721,000 – an all time high. The more Mainland Chinese money that pours into the west side real estate results in more pressure on East Vancouver as west siders move east. Read more

Vancouver’s Real Estate Market Plods Along!

horses_201093Vancouver(west side) real estate prices continue to plod along in September, which saw seven house sales over $5M and an average sale price of $2,478,000 down a bit from August and 10% higher than a year ago. Cheapest sales was $920,000 for a Kits house on a short lot.

Vancouver townhomes jumped to $1,192,000 due to a couple of sales over $4M in Shaughnessy.

Vancouver condos also continue to plod along , with a slightly softer average sale price in September, down to $582,000 and four sales over $3M. Read more

September saw home sales 1.2% lower than August , 1% below the 10-year average for the month,  63% higher than September 2012 which severely felt the impact of Ottawa’s new mortgage regulations.
