Perhaps some of you thought that the Olympic Village would be the only development in this Vancouver waterfront neighbourhood which is being developed as condos. Well, by the time the neighbourhood is complete there will be 16,000 residents.

What are the Plans for the South East Side of False Creek?

East of Ontario Street there will be five new buildings, the tallest will be 18 storeys and they’ll be made up of market and non-market affordable rentals. There’ll be a park on the east side of Ontario. Read more

Which is Vancouver Most Desirable Penthouse in the West End’s Beach Avenue?

wf1The West End’s Beach Avenue is Vancouver’s original waterfront street for condos. Last week I viewed the Tudor Manor’s Penthouse at 1311 Beach Avenue and it’s my opinion that it is Beach Avenue’s most desirable Penthouse. Built in 1989, the City required the developer to retain the old Tudor Manor which was a rental building and permitted a highrise to be built behind it. This building has some of the best gardens in this Vancouver waterfront neighbourhood.

Which are Beach Avenue’s other Waterfront Penthouses?

Cinque Terra at 1483 Beach, 1403 Beach, Plaza Del Mar at 1575 Beach and Ocean Towers at 1835 Morton, which is a co-op.

Are Vancouver’s West End Prices Equal to Sept’09 Levels?

wf1Yes! Vancouver’s West End prices equal Sept’09 levels and are down 16% from a year ago. View the graph since 2006.  The sales to active ratio is a healthy 24% , up 111% from a year ago!  West End condo sales were 42 in October but peaked at 92 in June’09.  West End listings are trending down, currently at 177, the peak was Jun’10 at 324.

How Long does it Take to Sell a West End Condo?

Days on the market are only 52. The quickest was May’07 when the average was 24. Read more

Are Kitsilano Real Estate Prices Now Equal to Sept’09?

wf2Yes!  Kitsilano real estate prices now equal Sept’09, so instead of the big crash we are experiencing a flat market. View the graph since 2006. The sales to active ratio is a healthy 27% but peaked at 72% in March 2006…..wow! Neighbourhood sales were 71 in October but peaked at 123 in June’07. Kitsilano property listings are trending down, currently at 266, the peak was Oct’08 at 394.

How Long does it Take to Sell a Kitsilano Home?

Lest We Forget – Join Vancouver’s Remembrance Day Ceremonies

In the late 15th century the French and British explored and later settled the Atlantic shores. France then ceded nearly all of its colonies to the British in 1763, after the 7 years war. In 1867 Canada was formed as a Federal Dominion of four provinces. Autonomy from the British Empire became official in 1931.

Remembrance Day remembers the members of our Armed Forces who have died in the line of duty. This memorial day has been observed in Commonwealth countries since the end of WW One. 2013 is the 60th anniversary of the end of the Korean War.

Vancouver’s largest Remembrance Day Ceremony in the city will take place at the Victory Square Cenotaph at 150 West Hastings Street at 10am. Lest We  Forget

Because they’re the most affordable type of East Van real estate with an average sale price of $382,000 which is a 14% increase over the last year. East Vancouver Townhomes average sale price clocked in at $635,000, up 0.9 % over the last year and the average sale price of a East Vancouver house is now a whopping $933,000, up 7.3% over the last year and up from $755,000 three years ago.

Can’t Afford an East Vancouver House?

Looking to buy a house and finding yourself shut out of the Vancouver market? Head to New West and access the Skytrain. Average sale price now $713,000 and up 15% over the last year. Or consider a  New West townhome with an average sale price is $468,000 or Port Moody where the average sale price is $424,000 and use the Evergreen Line. What about Squamish where the average sale price of a house has dropped 24% over the last year and is now only $456,000 and a townhouse is $344,000. Read more

What is the Best and Worst Selling Price Range for Vancouver Real Estate?

IMG_1570Sales of Vancouver homes in October ticked up from 552 in September to 577, having reached a low in December of 236 and the Vancouver average sale price remained flat at $1,156,000., up from a December low of $933,000 and the sales to active ratio continued on an upward trend to 21%, moving closer to sellers territory as listings continue to decline.

So what is the best and worst selling price range for Vancouver real estate? October stats show that 2013 sales of Vancouver west side condos between $300,000 and $500,000 are the best sellers . The slowest selling price range is over $2M. Read more

What Does CMHC Predict for Vancouver’s Real Estate Market in 2014?

wf4What does CMHC predict for Vancouver’s real estate market in 2014? An increase in sales to 76,800, up from a projected 71,600 this year.  A slight uptick in housing starts and a slight uptick in home prices.  Net migration was flat this year but is expected to increase next year. The rental vacancy rate is expected to increase slightly in 2014.

How Will BC Economy Perform in 2014?

CMHC forecast our economy to grow 2.6% next year, which is an increase from this year and it will lead Canada’s growth in 2014! Employment should grow 1%, compared to no growth this year and there will be a shift to full time employment. Read more

Which Greater Vancouver Property Prices Increased in October?

According to REBGV stats, houses are outperforming, with an average sale price that is 9.9% higher than a year ago and currently at an all time high. Condos are up 1.7% from a year ago and townhomes are 3.3% less than a year ago. The overall average sales price of Greater Vancouver real estate is 5.3% higher than a year ago, indicating prices have leveled and are moving up again.

How Are Greater Vancouver Home Sales?

Greater Vancouver home sales in October were 7.2% higher than the previous month and 37% higher than a year ago. Read more
