What You Didn’t Know about the History of Vancouver’s False Creek

wf4Today we know False Creek as a body of water with Yaletown on its north side, Science World to the east and the Olympic Village and Granville Island to the west. But what was it like prior to modern man? Captain Vancouver named our city and in 1865 Captain Stamp built Vancouver’s first sawmill (Stamps Landing) and began falling those enormous Douglas Firs. The forests then became an industrial area. Read on to find out what you didn’t know about the history of Vancouver’s False Creek.

In 1879 a bridge was built over False Creek (what we know as Main Street) to connect the city to the farm district of Richmond and False Creek got its first industrial building – a slaughterhouse! A tidal marsh stretched as far east as Clark Drive. In 1910 the City gave the eastern part of the Creek to Canadian National Pacific Railway with an agreement that CPR would fill it in and extend the railway from Port Moody, along with a hotel – the Hotel Vancouver was born. East Vancouver’s Average Sale Price for Houses Hits a Record $998,000

East Vancouver Property Sales Rise From A year Ago

East Vancouver condo sales are up a whopping 74% from a year ago, whilst house sales rose 30% and townhomes were flat. Average days on the market was only 30. Sales to active ratio continued an upward trend to 25%.

Houses with less than 900sf saw the largest increase – smaller more affordable homes.

East Vancouver Listings Continue Downward Trend

Total listings drop from 1531 in May to 1146 in November, resulting in a more favourable market for sellers who moved less than 2% off list price.

Vancouver’s West Side Houses Continue to Outperform Townhomes and Condos

V953359_201_73Vancouver’s west side houses continue to outperform townhomes and condos in Nov’13, as the average sale price for houses ticked up to $2,543,119 which is down from the peak in Feb’13 of $2,877,809.  Townhouses dipped a bit to $824,711 and remain balanced. Condos remain flat at $606,421. View the 3 year graph

Vancouver Property Sales Trend Down in November

Sales trended down in November, which is what usually happens as we approach year-end, clocking in at 489 vs 358 a year ago.  However, during November I have been contacted by many new buyer and seller clients who are positing themselves to transact in the new year. Read more

Greater Vancouver Real Estate Sales Decline in November 2013

stock-photo-19150373-thumbs-upGreater Vancouver real estate sales decline in November, clocking in at 12.8% lower than October and were 1.2% below the 10 year average but 37.7% higher than a year ago.

Greater Vancouver Property Listings Drop in November

The total number of properties currently listed are 10.9% below a year ago and 8.3% less than October. The sales to active listings ratio sits at 16.6%. Average days on the market increased from 32 in October to 40 in November. Read more
