How Did Vancouver’s Yaletown Real Estate Market Perform in 2013?

IMG_1570Yaletown sits on the south side of the Downtown Peninsula and is a long strip of land south of Pacific Boulevard, bordering the waterfront of False Creek. How did Vancouver’s Yaletown real estate market perform in 2013?

You may be surprised that the average sale price ended the year lower by 2.8%. However sales were up and listings sharply down.

Most expensive Yaletown condo sale? 1328 Marinaside Cres for $4.4M, which was $1550psf.

Least expensive Yaletown condo was $275,000 for a studio at 1188 Richards.

Point Grey Road Now Converted to a Bike Lane!

bicycle-lane-sign-100145561Politicians never cease to amaze me – their total lack of common sense gives way to their own personal agenda. Mayor Gregor Robertson has implemented many questionable policies in his nearly six years in office but this one takes the cake. Mr. Moonbeam is closing down a main artery that has been serving Vancouver for nearly a hundred years.

The City owns a covenant on either side of the road, which was put in place a long time ago in case the City needed to widen the road. So why isn’t the City doing the logical thing and turning the land they own on either side of the sidewalks into a bike lane?? The suggestion was raised by the Kitsilano community during the summer rally but fell on deaf ears at City Hall. Read more

How Did Kitsilano Real Estate Perform in 2013?

wf2Let’s look at some graphs to see how Vancouver’s Kitsilano real estate performed over the last year. The graphs are for December 2013. Average sale price for houses was $1,873,000, up 12% for the year. Townhomes sat at $847,000, down 1%  and condos sat at $468,000 down 2.4% for the year!

Kitsilano Condo Sales Outperform Houses and Townhomes in 2013 with a 27% increase, townhomes rose 10% and house sales decreased 10% – too expensive so homebuyers moving to East Vancouver?

Listings in all categories are lower than a year ago and the sales/active ratio is highest in townhomes and condos at 28% and 27% and houses sit at 17%. Read more

imagesCACS38HEVancouver’s west side houses r0se 35% in 2013 and are a tad short of the all time reached in Feb’13 and up from $2,016,000 in Jan’10. Crazy or what?  Over the last year condos average sale price was up 8% and townhomes dropped 4.9%.

Greater Vancouver real estate sales in December 2013 clocked in at 8.1% above the average for December and was also 71% above Dec’12 and a whopping 15.9% above November 2013. It’s certainly unusual to see December sales exceed November.
