may'12 056 (Copy)Checking the MLS sales for the first quarter of 2014 to see which Vancouver neighbourhood has the most expensive condo sales in 2014. And the winner is ….Coal Harbour! Four sales this year over $5M, the most expensive was One Harbour Green with a 27th floor n.w. corner 3600sf condo selling for $5.9M. Followed by Fairmont Pacific Rim Estates with a condo on the n.w. corner on the 37th floor selling for $5.4M. And Three Harbour Green had 2 sales at $5M and $5.1M for 2600sf, which is the highest $ pr sq ft.

In fact sixteen of the most expensive condos over $2M to sell this year have been in Vancouver’s Coal Harbour, which retains its reputation as Vancouver’s most desirable Vancouver waterfront neighbourhood for condo owners. Read more

East Vancouver townhomes are also flat since last November with an average sale price of $593,000 and up 2.4% over the last year. And East Vancouver condos are up 3.3% over the last year, with an average sale price of $389,000 and also flat since November. This market bottomed in summer 2012.

Which is the Busiest Period for East Vancouver Home Sales?

Sales were a substantial 12.5% higher than a year ago and 4.4% above February. Sales to active listings ratio level at 18.2%.
