How is the Real Estate Market in Vancouver’s Yaletown?

wf4Yaletown is Vancouver’s Downtown waterfront neighbourhood, comprised of  partly new and partly old brick building conversions.

How is the real estate market in Vancouver’s Yaletown? Improving! Yaletown condo sales clocked in at 72 for May and have been on a steady climb since December when they were 39 but still below the halcyon days of 2006/07 when there used to be as much as 130 sales a month.

Yaletown listings sit at 230 and have been on a steady decline since Dec’08 when they sat at a whopping 600! Read more

How is Vancouver’s West End Real Estate Market?

wf1Vancouver’s historic waterfront West End neighbourhood is experiencing a bit of a slowing down in the condo market. How is Vancouver’s West End real estate market? Well, the median sale price now sits at $467,000 which equals Dec’11.

West End real estate sales in May clocked in at 46, down from 63 a year ago, but higher than Dec’13.  Total West End listings are at 222, down from 303 in July 2012.

Sales to active ratio is down to 16%, which places it back in favour of buyers (more listings than sales). The dollar volume of condos sold is down from March. Sellers move an average of 3% off list price. Read more

Is Casa Mia Vancouver’s Best Heritage Home?

casa miaLocated at 1920 SW Marine Drive, Casa Mia was part of Vancouver’s Heritage Home Tour last week and I can tell you that it was well worth going to…absolutely spectacular! It took us 45 minutes to tour this magnificent Spanish Colonial Revival style house which was built in 1932 for George C. Reifel whose father Heinrich owned three BC breweries in the early 1900s and even prospered during the prohibition period of 1917-21 with a brewery in Japan.

Not only did George leave us this magnificent mansion, he also built the Commodore Ballroom and the Vogue and Studio Theatres.  Casa Mia was host to many a famous musician who performed there after their show at the Commodore. The Reifels left Casa Mia in 1965. Read more

Are East Vancouver Real Estate Prices Leveling?

TulipsAre East Vancouver Real Estate Prices Leveling? Yes!  House prices are now equal to November last year. Townhome prices are on a par with April 2013 and condo prices are back to March 2013 levels.

Sales continue to trend higher and listing are trending lower, as do days on the market and dollar volume. On average sellers only move 1-2% off list price for those properties that sold.

Sales to active ratio for East Vancouver properties sit at a healthy 27-34%. Dollar volume continues to climb.

Greater Vancouver Property Sales Continue to Trend Upwards in May 2014

imagesCACS38HEGreater Vancouver Property Sales Continue to Trend Upwards in May 2014 and were 14% higher than May 2013 and 7.7% higher than April but remained 6.5% below the 10 year sales average for the month of May. The sales to active ratio sits at a healthy 20.4%.  This is the first time it’s risen above 20% since June 2011, indicating stronger buyer demand.

What About Greater Vancouver Listings?

Total listings sit at 16,072, a 6.7% decline compared to a year ago and a 3.6% increase compared to April. Read more
