Three years ago I was contacted by an offshore investor couple, wishing to purchase a Heritage style condo in Yaletown. East Vancouver House Prices Keep Climbing, as Townhomes & Condos Level. A year ago the average price of an East Vancouver house was $907,000 and currently its $1,040,000 (up 14%). Townhomes average sale price are $545,000 which is down 7% from a year ago and East Van condos sit at $384,000 – up 7% from a year ago.
What About East Vancouver Home Sales and Listings?
East Van property sales are 32% higher than a year ago and listings are down 18% . Sales to listings ratio sits at a healthy 30%.
Where Can I Buy a House Cheaper than East Vancouver?
New Westminster! It has the advantage of being on the Skytrain and the average sale price of a house is $461,000. Or consider an East Van half duplex or townhome.

Vancouver West Side Real Estate Market Remains Healthy in June which saw house prices up 14% from a year ago and townhome prices up 10% and condos flat (graph shows a decrease which is due to Crown Prince of Dubai’s Fairmont PH and sub PH purchases a year ago). View the graph.

Yes, sales are up in all categories but listings are down, compared to a year ago. Average days on the market are considerably less than a year ago also – only 36 days for a Vancouver west side house to sell, 35 for a townhome and 43 for a condo. Read more
The momentum of the Spring market has continued into June and Greater Vancouver real estate sales climbed above the 10 year average by 0.6%, with a total of 3,386 properties sold. This resulted in as competitive a market for buyers as it was in 2011 with a sales to active ratio at 21.3% – the highest its been since 2011. A positive sign for the market!
Greater Vancouver new listings were 2.6% below the 10-year average for June.
Total property listings sit at 16,011 which is 7.4% lower than a year ago and 0.4% lower than May. Read more
