The first time I remember Vancouver Realtors talking about a haunted house was in the early 1990s when the house on the s.e. corner of Cambie and West King Edward was put on the market. Sales over $1 million have nearly doubled versus last year but the price is flat. East Vancouver house sales under $1 million are lower than a year ago and the price is up.

East Vancouver Median Price for Houses Has Risen 35% over the Last Five Years

Meanwhile East Vancouver real estate sales bottomed in January this year and peaked in April. September sales were lower than August – usually it’s the other way around but this year I found the market activity began to pick up at the end of July and the buyers were out in full force in August . Why Are Vancouver’s West Side Condos Outperforming Houses and Townhomes?

V1079338_H01_94Why Are Vancouver’s West Side Condos Outperforming Houses and Townhome? Over the last year Vancouver’s west side condo sales have increased 27% compared to 13% for townhomes and 15% for houses. These stats relate to resale properties.

However, condo sales remain lower than the peak of July 2009 when there were 520 condo sales,  House sales peaked in March 2011 at 276 for the month and townhomes had their best month in June 2009 with 81 sales.

In September there were 160 houses sold, 41 townhomes and 386 condos. Obviously there is a larger demand for condos, due to affordability. Read more

Greater Vancouver September Home Sales Exceed the 10-Year Average

Greater Vancouver September Home Sales Exceed the 10-Year Average for that mont, by 16%. Sales were up 5.4% over Agust and 17.7% higher than September 2013.

Greater Vancouver Listings Fall From a Year Ago

Total listings were 8% lower than a year ago and only 0.4% higher than August. Total new listings for the month were also 0.4% higher than the 10-year average for the month of September.

Greater Vancouver Property Sales Continue Upward Trend

Sales of Greater Vancouver homes are 18% higher than a year ago. Sales remain higher than they were in September 2011 but lower than September 2009.

Greater Vancouver Median Sales Price Trends Higher

Greater Vancouver real estate median sales price is 6.9% higher than a year ago and sits slightly below the peak of May 2011 which was $598,000. Currently its $577,000
