More Canadian Mortgage Tightening Rules Introduced

4647415-money-pile-100-dollar-billsEarlier this month the Office of the Superintendent of Financial Institutions released a final set of rules that insurers like CMHC and banks must follow when providing mortgage financing.  Previous to this, the insurers trusted that the banks satisfactorily verified a borrower’s income but now the insurers will also be held responsible. They have spelled out the criteria that the lenders must meet to validate a borrower’s income especially for those that are self-employed.  It appears like this will be the final tightening for mortgage lending to self-employed borrowers. Did you know that our Stanley Park opened in 1888 and the 1,000 acre park is a national historic site and includes beaches and a saltwater outdoor pool, an 8.8 kilometre seawall and 27 km of cedar, fir and hemlock forest trails.

And don’t forget its gardens which includes a rhododendron and rose garden as well as a Shakespeare garden and a rock garden. It has many monuments and sculptures, a First Nations art, totem poles and Klaowya Village, an aquarium a miniature train and of course its landmarks which are Lost Lagoon, beaver Lake, Siwash Rock, the Hollow Tree, Brockton Point Lighthouse and heritage buildings. The median price graph shows that over the last year Kitsilano townhomes rock with an increase of 15%. Kits condos have increased 6% and houses have only gone up 5%. In fact Kitsilano home prices are equal to the Fall of 2010. Have they final run out of energy? Are Kits  buyers now opting for townhomes because they are a more affordable option, allowing them to still live in this wonderful Vancouver waterfront neighbourhood?

How is Kitsilano’s Sales to Active Ratio?

Kitsilano condos are performing the best in this category, with a sale to active ratio of 22%, same as houses. Townhomes are only at 9%. Read more

imagesCA8DXDOHYou Don’t Notice It – But Most Vancouver Home Buyers Will! Imagine you’re viewing a potential new home. You walk in the front door and are instantly impressed. You explore the Vancouver property room by room and like what you see.

Then there’s something you notice that’s not quite right. An odour. You realize that it’s likely cat dander and, now that you’ve identified it, you smell it everywhere. Suddenly the home doesn’t seem as attractive as it did just moments earlier.

The owner of the property is probably so used to the smell that he doesn’t even notice it.
So, when marketing your home for sale, be scent sensitive. Think about the odours that you may have become used to but others are likely to notice.

Even odours you think are pleasant, like the strong scent given off by some house plants, may not be pleasing to everyone.

An odour can easily distract a buyer from appreciating the good qualities of your property. Pay particular attention to garbage bins (which can smell even when empty), pets, kitty litter , the kitchen, perfumes and closets. The smell of cigarette smoke is particularly unpleasant to many people.

Bottom line? Don’t assume buyers won’t notice certain smells. They will.

How is the Real Estate Market in East Vancouver?

Houses continue to outshine condos and townhomes, with a 14% median sales price increase over the last year, compared to townhomes which dropped 7% and condos which dropped 4%. View the graph. East Vancouver prices have leveled since June.

Which is the Best Selling Price Range?

For houses it’s $800,000-$900,000, followed closely by $900,000-$1M. There have been 3 sales over $2M this year.

For townhomes it’s $600,000-$700,000 and for condos it’s $200,000-$400,000

Which Month has the Most Property Sales in East Vancouver?

For houses it was April to July. May had the highest number of properties listed whilst December had the fewest and January had the fewest sales.

For condos in East Vancouver, May to July had the highest sales and January had the fewest. Listings were the highest in April and September and lowest in December. Read more

Based on the MLS bar graph for median prices over the last three years, houses continue to  be the best performers – driven by Mainland Chinese buyer demand – but condos are the next best performer – up 8% over the last year – whilst townhomes are lagging the pack, down 2% over the last year but still higher prices than in 2012.

Vancouver west side house sales have dropped 12% compared to a year ago, even though prices climbed. Condo sales were up a whopping 25% and townhome sales climber 23%. View the graph. Read more

Where to Pre-Vote for Vancouver’s Mayoral Election

Pre-voting has commenced at the City’s community centres – Kerrisdale, Kitsilano, Killarney, Round House, Sunset, Thunderbird and the West End from November 4th to 12th (closed on Remembrance Day) from 8am-8pm. You can also vote on Election Day from 8am to 8pm.

Election Day voting is from 8am to 8pm.

Get out  and vote! Let’s have a say in the way our city is managed and how it evolves! The citizens want democracy and transparency, not dictatorship. Preserve our Heritage homes! Respect our neighbourhoods and listen to the people! Time for a new Vision for Vancouver!

Greater Vancouver October Sales Soar Above the 10Year Average

How Are Greater Vancouver Property Prices?

Greater Vancouver Home average sale prices for townhomes – up 6% over the last year, whilst condos rose 3.5% and houses 2.5%. Surprised?

Average days on market for sold properties was 28.

How Are Home Listings and Sales?

Going in opposite directions! Listings are down 14% and sales are up 15% from a year ago.

Sales to active ratio now sits at 22%, the highest it’s been since April 2011.

Dollar volume is also the highest it’s been since June 2011.
