V987082_101_94Which Vancouver Neighbourhood Has the Best value for 2 Bedroom Condos?  Are you looking for a resale two bedroom, two bathroom condo under ten years old?

The following stats are based on MLS sales from January 1, 2015.

First I looked for condo sales under $500,000 and found four of them, all in the International Village/Gastown neighbourhoods.

Least expensive two bedroom condo to sell in 2015 was $454,000 for 785sf at 550 Taylor Street.

Two Bedroom Vancouver Condos Under $800,000

YTD there have been 121 resale condo sales between $500,000 and $800,000. Read more

seniors-13972523Should Senior Vancouver Real Estate Owners Defer their Property Taxes? The BC Government allows seniors to defer your property taxes on your primary residence only. To quality you must be a Canadian citizen and have lived in BC for at least a year prior to applying, be at least 55 years old, a surviving spouse or a person with a disability as defined by regulation.

You are required to have a net minimum of 25% equity of the current BC Assessment value of your home. An application is made and a lien registered against your property and the program pays your current property taxes for you. Read more

All East Vancouver Real Estate Prices Trend Upwards in March 2015

All East Vancouver Real Estate Prices Trend Upwards in March 2015, so did sales but total listings dropped

 

East Vancouver average days on the market was only 19 days for houses, 40 for townhomes and 35 for condos

East Vancouver sales to active ratio was a whopping 60 for houses, 64 for townhomes (strong sellers territory) and  40 for condos , which is up from 29 a year ago.

East Vancouver real estate sales rose 36% from a year ago, whilst total listings dropped 17% and total dollar volume rose 34% from March 2014.

East Vancouver average sale price for houses cracked $800,000 in March 2011, $900,000 in March 2012, $1M in September 2014 and $1.1M in March 2015. When does it stop?

Greater Vancouver Real Estate Continues an Upward Trend in March

imagesCACS38HEGreater Vancouver Real Estate Continues an Upward Trend in March with sales up 53% in March, compared to a year ago and 32% higher than February. Sales also clocked in 26% above the 10-year average for the month.

Greater Vancouver New Listings were up 13% from February and 4.7% above the 10-year average for the month.

However, total Greater Vancouver real estate listings were 14% down from a year ao and up 4% over February,resulting in a lower than average number for this time of year. Read more
