Rental vacancy rates will remain low, given the high demand for rentals. Vancouver real estate prices will moderate with a projected 3% increase next year and 2.1% the following rate.

Home Sales will moderate as mortgage rates begin to rise toward the end of 2015. Housing demand will continue to be fueled by population and employment growth, together with record low mortgage rates. Read more

East Vancouver’s Average sales price now sits at $856,000, 8.6% higher than a year ago and down $20,000 from August. Houses are $1,340,000 up 26% from a year ago. Townhomes are up 20% from a year ago and are now $657,000 and East Vancouver condos average sale price is $434,000 up 6.5% from a year ago. All categories are higher than they were in August, whilst Vancouver’s West Side prices dipped. Buyers are moving East where it’s more affordable.

East Vancouver home sales clocked in at 327 in September, a slight upturn from August and 27% higher than a year ago. Condo sales climbed a whopping 72% from a year ago. Read more

Greater Vancouver Real Estate Sales Dip Again in September 2015

IMG_1585Greater Vancouver Real Estate Sales Dip Again in September 2015, having peaked in June with 4,296 properties sold, down to 3,289 in September. Compared to a year ago, house sales are up 1.5%, townhomes 14% and condos climbed a whopping 29%!! I’d say the affordability factor is kicking in.

Home sales have been about 25-30% above the ten year average for most of 205. Read more
