How is Vancouver’s False Creek Condo Market?

How is Vancouver’s False Creek Condo Market? The average sales price of $564,000  or $763psf  remains flat and is no higher than 2007 levels.

False creek sales have been on a climb for the past two years and are close to the peak of March 2011. This neighbourhood is becoming increasingly more popular and closer to being built out, projected to have 16,000 residents when finished. Average days on market is 60 and sellers moved an average of 2.5% off list price. Sales to active ratio sits at 16%.

False Creek property listings are down to 66, back to 2008 levels.

How Is Vancouver’s False Creek Real Estate Market?

IMG_2043How Are Vancouver’s False Creek Real Estate Prices? Rollercoastering like other Vancouver neighbourhoods. Current average sale price is $633,000 . This price was first reached in September 2007. In April sales hit 31 for the month, which is close to the peak in March 2011 when sales were 34.

However, listings sit at 136, close to the peak of 158 in November 2012. MLS listings will also include pre-sale condos, of which there are still a lot in this Vancouver waterfront neighbourhood. Sales to active listings ratio is flat at 25% which is in sellers territory and sellers only moved 3% off list.

Currently here is a good selection of pre-sale and resale condos in False Crreek, so buyers can find exactly what they’re looking for. This wonderful Vancouvr waterfront neighbourhood will have 16,000 people living in it when completed. But due to the large amount of new inventory I do not see prices rising any time soon. However, longer term they’ll do well. Read more

What You Didn’t Know about the History of Vancouver’s False Creek

wf4Today we know False Creek as a body of water with Yaletown on its north side, Science World to the east and the Olympic Village and Granville Island to the west. But what was it like prior to modern man? Captain Vancouver named our city and in 1865 Captain Stamp built Vancouver’s first sawmill (Stamps Landing) and began falling those enormous Douglas Firs. The forests then became an industrial area. Read on to find out what you didn’t know about the history of Vancouver’s False Creek.

In 1879 a bridge was built over False Creek (what we know as Main Street) to connect the city to the farm district of Richmond and False Creek got its first industrial building – a slaughterhouse! A tidal marsh stretched as far east as Clark Drive. In 1910 the City gave the eastern part of the Creek to Canadian National Pacific Railway with an agreement that CPR would fill it in and extend the railway from Port Moody, along with a hotel – the Hotel Vancouver was born. Well, by the time the neighbourhood is complete there will be 16,000 residents.

What are the Plans for the South East Side of False Creek?

East of Ontario Street there will be five new buildings, the tallest will be 18 storeys and they’ll be made up of market and non-market affordable rentals. There’ll be a park on the east side of Ontario. Read more

How is the Real Estate Market in Vancouver’s False Creek?

Vancouver’s waterfront neighbourhood of False creek is home to the Olympic Village which is ease of Cambie Street Bridge and will have about 16,000 people living in it when completed. Currently there are many new condo buildings under construction.

The older part of False Creek runs from the east side of Burrard Bridge to Cambie Bridge.

How is the market in this Vancouver waterfront neighbourhood? The average sale price is $452,000 in August, which is equal to Mar’06.

Listings sit at 138 which is equal to Jun’10. There were 14 sales in August, resulting in a listing to sales ratio of oly 10% – a strong buyers market and taking an average of 40 days to sell.

The price range between $600,000 and $750,000 is performing the best.

False Creek Real Estate Median Prices in 2012 Drop 4.8%

False Creek median sale prices only corrected 4.8% in 2012. Sales dropped 31.6% and listings were up 69% from a year ago. Sellers on average dropped 6% and it took an average of 39 days to sell a property. The sales to active ratio sits at 12% , slightly above a buyers market, and is on the upturn. Read more

Sales to active ratio is 10%, hitting a low in September that equalled Dec’08. Sales flat at 16 and listings hit a new high of 150, bucking the trend, lots of new product in this neighbourhood. Vancouver’s False Creek waterfront neighbourhood sits on the south side of False Creek and looking north to Yaletown. The condos west of Cambie Bridge were built in the ’70s and ’80s and east of the bridge is the newer Olympic Village neighbourhood which will have about 16,000 inhabitants when completed.

False Creek condo average sale price is down 24% from a year ago, as per REBGV and now equal to June ’08, having roller coastered since then. Prices peaked in Dec’08. Sales to active ratio ticked up to 11%, hitting a low in September that equalled Dec’08. Sales tripled in Oct vs Sept. and listings hit a new high of 148. The False Creek condo market can only improve from this low point – now a good time to buy at the right price! Read more

Vancouver’s False Creek waterfront neighbourhood offers a variety of condos, older and newer concrete buildings sitting on the south side of False Creek and looking north to Yaletown and the mountains. The False Creek average sale price is down 11% from a year ago, as per REBGV. False Creek Sellers moved an average of 7% off list price and it took an average of 35 days to sell. Sales to active ratio sits at 5%, equal to Dec’08. False creek listings at 132 are 18% higher than a year ago and close to the peak. Read more

False Creek real estate prices are down 20% from a  year ago, having peaked at $783,000 in Mar’10 and average sale price is now down to $534,322

  • False Creek listings down to 149  and are 7%  higher than a year ago
  • False Creek sales for July were 9, which is 50% lower than a year ago and taking an average of 37 days to sell
  • Sellers dropped 3.5% off list price
  • The average $psf  is flat at 600
  • Sales to active ratio is 7, indicating a strong buyers market

How’s the real estate market in False Creek and the Olympic Village neighbourhood? Are prices up or down? What’s the average price? What’s the average days on the market? Is this area good value for waterfront property? Listings continue to rise and sales are flat, delivering a strong buyers market.

Generally developers do not list all their pre-sales on MLSand only some of the Olympic Village condos are listed on MLS, so I cannot keep track of those for you.

Geographical Outline

East of Burrard Street, west of Ontario Street and north of 6th Avenue. Vancouver’s Olympic Village is part False Creek.

The Buildings

There are resales, many bought by investors and not occupied, there are condo buildings in the neighbourhood that aren’t part of the Olympic Village and there are also many condo  presales (Pinnacle, Wall Centre, Maynards,  James, Opsal, Central,Lido, Meccanical).  So take your pick! Very reasonable prices, starting under $600psf.
