It was $520,000 in January 2014.  The average sale price is $729psf and average days on market is only 25. The sales to active ratio is a whopping 71%,clearly favouring sellers who move about 2% off list price.

How Many West End Condos Are For Sale?

Only 156 current listings, which is the same as January 2010, which had rock bottom inventory. Definitely a good time for sellers but if you’re planning to buy again in the same neighbourhood you’ll need to be patient in order to find the right home. Perhaps consider buying and then selling, but make sure the bank will give you bridge financing. Read more

How is Vancouver’s West End Condo Market? Listings are back to December 2005 levels!  Only 99 West End condos to choose to buy! Sellers move an average of 4% off list price. Sales to active ratio is a very healthy 42%

Sales have increased in 2014 but are also equal to Dec’05 levels. West End condos average sale price is equal to March 2007 but has been on a roller coaster. Now $483,000 or $604psf , with an average of 56 days on the market.

How is Vancouver’s West End Real Estate Market?

wf1Vancouver’s historic waterfront West End neighbourhood is experiencing a bit of a slowing down in the condo market. How is Vancouver’s West End real estate market? Well, the median sale price now sits at $467,000 which equals Dec’11.

West End real estate sales in May clocked in at 46, down from 63 a year ago, but higher than Dec’13.  Total West End listings are at 222, down from 303 in July 2012.

Sales to active ratio is down to 16%, which places it back in favour of buyers (more listings than sales). The dollar volume of condos sold is down from March. Sellers move an average of 3% off list price. Read more
