Vancouver waterfront condosWhat’s the State of Vancouver’s Yaletown Condo Market? Property listings have been on a downward trend since the peak in May 2009. Currently 161 listings in this Vancouver waterfront neighbourhood which lies south of Pacific Avenue to the waterfront in False Creek and boasts the prestigous address of Marinaside Crescent.

Yaletown sales have risen 33% over the last year but sit below the peak which was in May 2006 with 133 sales per month. July 2015 sales were 73. Sales of one bedroom and two bedroom condos are even but two bedrooms have increased 28% over the last year, vs 15% for one bedrooms. Average price pr sq ft is $779. Read more

How is the Condo Market in Vancouver’s Yaletown?

How is the Condo Market in Vancouver’s Yaletown? Average sale price for Yaletown real estate is now $838,000, or $775 which is equal to January 2010.

Yaletown property sales in December were 43 and are at the lower end of the graph, but not at the bottom.  Average days on the market is 47 and sellers moved an average of 3% off list price. Current listings are 84 which is lower than any period in the last ten years. Sales to active ratio soared to 51% , which is back to 2006 levels. This Vancouver neighbourhood rocks!

wf4Yaletown is Vancouver’s Downtown waterfront neighbourhood, comprised of  partly new and partly old brick building conversions.

How is the real estate market in Vancouver’s Yaletown? Improving! Yaletown condo sales clocked in at 72 for May and have been on a steady climb since December when they were 39 but still below the halcyon days of 2006/07 when there used to be as much as 130 sales a month.

Yaletown listings sit at 230 and have been on a steady decline since Dec’08 when they sat at a whopping 600! Read more

I had a very busy open house just after the suite was posted on MLS and we received an offer, which was accepted. The seller didn’t counter. But, the buyer came back to us a couple of days later and said they wished to reduce the price by 5%. Seller of course said no. When Will Vancouver’s Yaletown Condo Prices Increase Again?

wf4Vancouver’s condo prices haven’t experienced a bubble burst, instead they’ve remain flat. CurrentlyYaletown listings are at an all time low, with the rolling 12 month average at 239 condos for sale, down from a peak of 512 in April 2009. Yaletown condo sales in April were 60, down from the peak in May’06 at 133.

Sales to active ratio sits at a healthy 27% and average days on the market were only 16 in April.

Condos in this desirable Vancouver waterfront neighbourhood average sale price is currently $707,000. It peaked in Jan’11 at $978,000 and now sits at the same level as Oct’07. So when will Vancouver’s Yaletown condo prices increase again? Read more

How Did Vancouver’s Yaletown Real Estate Market Perform in 2013?

IMG_1570Yaletown sits on the south side of the Downtown Peninsula and is a long strip of land south of Pacific Boulevard, bordering the waterfront of False Creek. How did Vancouver’s Yaletown real estate market perform in 2013?

You may be surprised that the average sale price ended the year lower by 2.8%. However sales were up and listings sharply down.

Most expensive Yaletown condo sale? 1328 Marinaside Cres for $4.4M, which was $1550psf.

Least expensive Yaletown condo was $275,000 for a studio at 1188 Richards.

How is the Real Estate Market in Vancouver’s Yaletown?

Vancouver’s waterfront neighbourhood of Yaletown saw the average sale price in August of $746,000 or $728psf. This price was first achieved in January 2008, so buyers now have an opportunity to purchase condos at 2008 prices!

Listings sit at 221 and are trending down. The peak was Sept’08 at 600.

Sales sit at 47, down from 82 in June and days on the market were 49. Sales to active listings are 21%, down from 30% in June.

Most expensive sale in this Vancouver neighbourhood during 203 was at Kings Landing where the sub penthouse sold for $3.8M for 2700sf.

Which Month Has the Lowest Condo Prices in Vancouver’s Yaletown?

Yaletown condo prices are up 4% compared to a year ago, now at $747,647, from a bottom of $580,318 in April which was slightly higher than the last low at $554,488  in Nov’10 and higher than the record low of $465,425 in Nov’08 (Wall Street Crisis). Which month has the lowest condo prices in Vancouver’s Yaletown? Apparantly November.  Nov’12 saw the average sale price at $689,696 which was the lowest month since Nov’11.Let’s keep an eye out for this November!

Yaletown Real Estate Prices Rise in September

Vancouver’s Yaletown real estate market in September saw the average sale price rise from $824,000 to $873,000 whilst sales emained flat at 46 and took an average of 57 days to sell. Sellers moved an average of 6% from their list price. The number of condos and townhomes for sale dropped to 307.

Sales to active ratio climbed to 15, indicating a balanced market. A Penthouse on Marinaside Crescent sold for $6M.

Vancouver’s Yaletown Condo Prices Rise in August

Yaletown condo prices rose in August and are up 19% year over year (skewed by a sale over $5M) as per REBGV average sale price now at $824,000, having peaked at $978,000 in Jan’11 . Without this sale the average price would be $709,000, up from $690,000 in July.

  • Yaletown listings dropped again to 321 and are 3%  lower than a year ago
  • Yaletown sales dropped to 45, which is 25% lower than a year ago and taking an average of 62 days to sell.
  • Yaletown sellers dropped 7% off list price
  • The average $psf  is flat at 742
  • Sales to active ratio dropped from 17 to 14 , indicating a balanced market
  • Yaletown Sales predicted to pick up this Fall

How Have Yaletown Condos Performed Vs Townhomes?

Average sale price of Yaletown townhomes spiked to$2,088,000 from $748,000 in July (scewed by a sale in the Eriksson over $5M).

Yaletown Condo prices rose from $688,000 to $738,000.

Where’s the Best Value for Yaletown Properties?

Yaletown condos between $600,000 and $900,000 are the best value, down 3.1% over the last year.

Yaletown condos over $899,000 performed the best over the last year.

Yaletown’s Marinaside Crescent Condo Prices Flat Vs. a Year

Vancouver condosMarinaside Crescent is part of Vancouver’s Yaletown neighbourhood and sits on the waterfront looking south to False Creek. The hirise condo buildings were developed by Concorde Pacific.

As in other Vancouver neighbourhoods sales are down in 2012 but  Marinaside Crescent condo prices are flat compared to a year ago, bucking the trend.

Yaletown is performing better than Coal Harbour, perhaps because there are  smaller and more affordable condos in Yaletown where one bedrooms run at 560sf to 700sf.

Beach Crescent neighbourhood is part of Yaletown, in Vancouver’s Downtown. It consists of  12 concrete hirise condo buildings surrounding George Wayborn Park, all built by Concord Pacific. The market in Vancouver’s Yaletown Beach Crescent has seen fewer sales and lower prices YTD compared to 2011.

Yaletown real estate prices are up 0.7% year over year, having peaked at $978,000 in Jan’11 and has dropped 30% to $690,290 which is back to Dec’07 price but has been on a roller coaster since.

  • Yaletown listings down to 345 and are 3%  higher than a year ago
  • Yaletown sales flat at 58, which is 13% higher than a year ago and taking an average of 60 days to sell.
  • Sellers dropped 5% off list price
  • The average $psf  is flat at 706
  • Sales to active ratio is 17, indicating a balanced market
