Vancouver home sellers often ask me “how can I make my Vancouver condo sell faster?”  Let’s assume its been decluttered, staged and is in top condition. All that’s left is selecting the right price. Never price your property above market value!  I disagree with Realtor’s recommendation to list 3-5% above what you expect. That is a recipe for getting a much lower price than you would if you price it right on the money, or preferably less, which will attract multiple offers.

Should Vancouver Property Sellers Get a Home Inspection?

Part of doing your ‘due diligence’ when you purchase a property is having a house/condo inspection from a licensed building inspector. This can take from one to three hours depending on the size of the property. The inspector reviews his findings and presents you with a report, which is quite substantial and covers both the interior and the “guts” of the property. Inevitably the inspector always finds items that need attention. The question is whether it’s a major issue and the sellers responsibility or a minor issue and the buyer deals with it. Wouldn’t it be smart if  Vancouver property sellers had a home inspection prior to listing their property?

It would certainly remove any surprises found by the buyer and if it’s a major issue Sellers would have time to shop around for quotes and fix the problem, thereby giving you a stress free sale. This is particularly helpful if  Sellers are buying a property before they sell their current one and particularly if its a non subject offer. How Are Sales for the Vancouver (West) Real Estate Market?

Compare sales graph for Vancouver’s real estate market for Jan’12 vs Jan’11 and Jan’10, for homes, townhomes and condos.

House sales dropped 36% from a year ago, townhomes dropped 27% and condos only dropped 6%.

CMHC predict a levelling of the number of sales for Vancouver by end of March and then an increase for the next three quarters. If you’re a buyer it’s a good time to buy now, before the herd return! Find the right seller and negotiate hard.

Why Sell Your Vancouver Home and Buy a Condo – Vancouver Real Estate Update

I know that the benchmark price for a detached house in Greater Vancouver has increased by almost 25 per cent in the past year, but really, it’s a buyers’ market.  Consider cashing out of your house and trading down to a condo and banking some $$.

On the East Side, benchmark prices have increased by a modest 15.7 per cent to $841,509.
